Updated Bike Cage rules have been sent out for review. I don't think they will have
the required 28 days before the July so the board will review the comments in August.

A proposed Amendment to the CC&Rs is couming soon. The change, if passed, will modify
the number of votes required to pass changes from a super majority of 75% to a simple
majority of 51%.
Our CC&Rs are nearly 50 years old. State and local laws have changed and we need to be able
to update them to meet these laws. The goal of the current Amendment is to reduce the
approval threshold for future
revisions to a more manageable simple majority of members. Rather than spend an inordinate
amount of time, resources and attorneys’ fees to prepare any amendments to account for the
numerous changes in the law since 1979 only to see such work fail and the costs and fees
go to waste because the Association was unable to get 75% of members to case a ballot, let
alone vote to approve, the Association has selected this path instead.
A servey is being sent out to get thoughts from those that park on the A and F driveways.
We are proposing Speed Humps to limit or at least slow down through traffic between
Cypress Point Drive and Central Ave. We expect this to become more of an issue with the changes happening to 555 Middlefield Rd that will have many more cars traveling on Cypress
Point Drive. (See "Changes To Mountain View" below for information on 555 Middlefield.).

Locks for all public areas changed on May 4th.
This included
the key for the clubhouse and tennis courts
the key for the laundry rooms, gates, gazebo, stage 1 bathrooms, and car wash
the key for the bike cage
If you have not received your key, you'll need to talk to Tammy of CMS.
A valid photo ID to sign for the keys is required to pick up keys. The initial
set of keys are free but it you lose your key, the clubhouse key costs $50 to
replace.
If you have CMS mail you keys, a $10 fee will be charged for the mailing.

Changes to Mountain View are coming. This includes things on Moffett Blvd and
on Cypress Point Drive along with other areas.
Some interesting things happening with the
Mountain View planning commission.
Here are some of the proposed or projects in the pipeline.
400 Moffett Blvd (At Cypress Point Dr) – a 6-story mixed-use with 1755 apartments. This is approved but has no status beyond that. I believe it’s slated to begin construction in 2028.
555 West Middlefield Rd –
This one adds 323 new units (727 total) to the complex on the other side
of Cypress Point Lakes along with area for a city park. This has also been
approved. From meetings I’ve been in, it’s likely to begin construction in
Q4, 2027.
1500 N Shoreline – This is where the Century Theaters are located and
looks to be somewhat stalled since 2023.
Castro at El Camino (Castro Commons) –
This looks to redevelop most of the block bordered by Castro, El Camino,
Yosemite, and Hope to include an 8-shory mixed use building.
Hope and Fairmont –
This would be a couple of 8 story mixed use buildings/communities between El
Camino and Church.
There is also something in the works that could redevelop Charleston between
Costco and San Antonio to include an 11-story office building with 3 levels
of parking, 2 residential buildings with 351 rentals and a 125-unit condo,
a 10-story parking structure with ground floor commercial.
